What is a loan signing agent?

The person who makes sure your closing package gets printed, signed correctly, notarized where required, and back to escrow on time.

A notary with a specialty

Every loan signing agent is a commissioned notary public — but one who has trained specifically on mortgage documents. A refinance or purchase package can run well over a hundred pages, with signatures, initials, and dates required in exact places, plus several documents that must be notarized. The signing agent’s job is to run that appointment cleanly: right order, nothing missed, nothing signed in the wrong spot.

What the role includes

  • Printing the package to lender specs — letter and legal sizes, often same-day
  • Meeting the borrower wherever works — home, office, or escrow
  • Guiding the signing page by page and performing the required notarial acts
  • Scanning documents back (“scanbacks”) when the lender wants same-day review
  • Preparing the package for its next delivery step per instructions

What stays with your lender

A signing agent can point to where your rate, payment, or payoff figure appears in the package — but explaining or negotiating those terms belongs to your loan officer, escrow officer, or attorney. A good signing agent knows that line and will get the right person on the phone during the appointment rather than guess. That separation protects your closing.

What the certifications mean

NNA Certified means the agent passed the National Notary Association’s signing-agent exam and annual background screening — the standard most title and escrow companies require. Snapdocs Verified means identity, commission, E&O insurance, and background check were verified on the platform many title companies use to assign signings. Booking a signing in Los Angeles

Borrowers usually don’t book the signing agent themselves — escrow or the lender assigns one. But if you’re a borrower who wants a say, you can ask your escrow officer to use a specific agent. Title and escrow teams can send assignments directly: loan signing services · professional partners.
